The property, which had planning permission for change of use on the upper floors to seven apartments, was purchased by our clients in January 1996. There was considerable potential to improve the existing layout and increase the square footage of each individual apartment. Westminster Building Control accepted our proposal for a single means of escape.
In all, four planning applications were submitted for the property, increasing the number of apartments from 7 to 13 and increasing the net square footage of the apartments from a total of 4,500 square feet to 10,165 square feet. Planning permission was also granted for eight car parking spaces in the basement and for the conversion of the ground floor and part basement to restaurant use. The resultant density of the residential component increased to 1,225 habitable rooms per hectare.
